Terms of Service

These terms govern the use of LandEvaluationDR (“the service”), available at landevaluationindr.com and tasacionesinmobiliariasenrd.com. By creating an account or using the service you accept these terms and our Privacy Policy. If you do not agree, do not use the service.

1. What the service offers

The service estimates the value of properties in the Dominican Republic using a statistical artificial intelligence model trained on evaluations on real estate in the Dominican Republic. It lets you request valuations for a specific location, download a document with the result, and look up market figures by sector and city.

2. The nature of the valuations

The service's valuations are automated reference estimates. They are not a professional appraisal carried out by a certified appraiser who has inspected the property.

The model learns from evaluations which may differ from the price a property actually sells for.
We do not inspect the property or verify its legal status, title, debts or physical condition.
Accuracy depends on the data available for the area and on the accuracy of the information you enter.
They must not be used as the sole basis for granting a loan or mortgage, for a judicial, tax or notarial decision, or for any procedure that requires an appraisal by a certified professional.

We do not guarantee that a valuation will match the market price, the final sale price or the value a professional appraiser would determine.

3. Your account

You must be 18 or over and give truthful information when you register.
You are responsible for keeping your password secret and for the activity carried out with your account.
Your account is personal and may not be transferred or shared.

4. Plans, credits and payments

The service offers these plans, at the prices published on the site at the time of purchase:

Single Valuation: one credit, one-time payment.
5-Valuation Pack: five credits, one-time payment.
Unlimited Plan: monthly subscription with unlimited valuations and access to every zone.

One credit lets you request one valuation or open one zone.
Credits do not expire, are not transferable and cannot be exchanged for money.
A zone opened with a credit stays available on your account permanently.
Payments are processed through Stripe. Prices may change; a change does not affect what you have already paid for.

5. Subscription and cancellation

The Unlimited Plan renews and is charged automatically every month until you cancel it.
You can cancel it at any time from your account.
Cancellation takes effect immediately: unlimited access ends the moment you cancel and no further renewal is charged. Any time remaining in the current month is not refunded on a pro-rata basis.

6. Refunds

Because the service is delivered immediately, payments are not refundable once a credit has been used or a subscription has started, except where an error on our part prevented us from delivering the service you paid for, or where applicable law, including Dominican Law No. 358-05 on the Protection of Consumer Rights, gives you a right to a refund. To request one, write to us through the Feedback button on any page of the site, giving the email address you registered with .

7. Acceptable use

You may not:

Extract, copy or collect in an automated way the service's data, zone figures or results, or use robots or software to access it.
Resell, redistribute or publish zone figures or access to the service without our written permission.
Try to get around credit limits, access controls or security measures.
Use the service for unlawful purposes or to impersonate someone else.

You are free to use, for your own purposes, the valuation documents you generate with your account.

8. Referral programme

The referral programme is by invitation. The commission terms are those we give you when you join. We may change or end the programme; changes do not affect commissions already earned on payments received before the change.

9. Intellectual property

The site, the model, the collection and processing of the data, the zone figures and the format of the documents are owned by us or used under licence. These terms do not transfer any rights in them to you, beyond the use of the service described here.

10. The data behind the figures

Figures are calculated from the evaluations analysed. We do not control or guarantee the accuracy of these evaluations.

11. Availability

We aim to keep the service available at all times, but we do not guarantee it will run without interruptions or errors. We may change, suspend or withdraw features.

12. Limitation of liability

To the extent the law allows, we are not liable for decisions you take based on a valuation, or for indirect losses, loss of profit or damage arising from the use of, or inability to use, the service. Our total liability to you will not exceed the amount you paid us in the twelve months before the event giving rise to it. Nothing in these terms limits consumer rights that the law grants and that cannot be waived.

13. Suspension and termination

You may stop using the service and ask for your account to be deleted at any time. We may suspend or close an account that breaches these terms, in particular the acceptable use rules.

14. Changes to these terms

We may update these terms. If a change is significant, we will update the date above and, where appropriate, let you know. Continuing to use the service after a change means you accept it.

15. Governing law and jurisdiction

These terms are governed by the laws of the Dominican Republic. Any dispute will be submitted to the competent courts of the Distrito Nacional, without prejudice to the rights the law grants consumers.
